Project study
Between avenue Van Volxem and the railway line is Alida, a complex of 7 passive homes and 38 apartments that extends over rue du Delta and avenue des Tropiques. This residential district is undergoing a profound change. Various housing projects are under way, while others are already complete. In this context, this new development had to be finished quickly. Gillion therefore opted for " lean construction", a method that allows the steps to be compressed by starting the finishing work before the final completion of the structural work.


Structural works
Starting with the first shovelling, a construction constraint appeared linked to the presence of water in the subsoil. As the land was sloping, it was necessary to draw down the water table using filter rods continuously connected to pumps. The continuation of the earthworks also required some adjustments since a lack of space prevented the creation of safety embankments. The teams then used the interpile sheeting system, in which piles with metal profiles are driven to a depth of 6 metres to prevent soil from falling back into the site.
This was compounded with another difficulty linked to the presence of an adjacent house. It was necessary to secure its foundations because they encroached on the land to be constructed on, preceded by a phase of asbestos removal due to the slates fitted in the façade. Finally, the construction of passive homes required the control of thermal bridges and more insulation.


Finishing
The two types of housing have different types of finishes. The passive homes, with an area of 190 m2, consist of 3 bedrooms with garden. On the roofs, they are equipped with photovoltaic panels. They benefit from an underfloor heating system with an individual gas boiler. In energy terms, the permeability tests confirmed BEP A-. In terms of floor coverings, future residents have the choice between laminate, parquet or tiling.
The apartments measure between 85 and 133 m2. Most of them have 2 bedrooms, except the apartments located on the sides, which have 3. All are equipped with radiators with an individual gas boiler. In the standard finish, tiling is placed in the living rooms and laminate in the bedrooms. This can, however, be customised by the purchasers. The common areas are equipped with 4 lifts and the outer cladding is blue stone.
